From innovation districts to hotel rooms
Investment has clustered around Lot Fourteen and the BioMed City precinct, where new facilities are intended to expand activity in space, data and health sciences. At the same time, multiple hotel projects are adding rooms to support visitor growth. The same source lists the Little National Hotel at 100 North Terrace and the Crystalbrook Sam on Halifax Street among those already under construction.
These additions sit alongside earlier decisions to concentrate activity in defined precincts rather than scattered sites. The pattern reflects a deliberate push to link research facilities with commercial space, while hotel supply grows to match expected tourism demand. Residential projects are also listed as contributing to the city’s stated aim of reaching 50,000 residents by 2036.
Scale of current activity
The agency’s table records more than two dozen entries with confirmed values. Festival Tower Two on King William Road is listed at $1.3 billion and remains under construction. The Adelaide Women’s and Children’s Hospital project carries a $3.2 billion tag and is also listed as underway. Smaller but still substantial entries include the Arcadia tower at $350 million and the Keystone Tower on North Terrace at $400 million.
Further entries show approvals for sites such as 88 North Terrace and the former Australia Post location on Grote Street. Student accommodation proposals, including Journal Student Living on North Terrace, appear in the planned category. The spread covers storeys from eight to 39 and includes both mixed-use towers and purpose-built facilities.
