How we reported this
The landscape of Adelaide’s city centre is undergoing a significant transition as a series of large-scale developments move through planning and construction phases. From the East End to the western edge of the CBD, these projects represent a shift toward higher-density residential living and expanded commercial infrastructure, according to recent development reports. For those living and working in the heart of the city, these changes reflect a broader push to increase housing stock, including affordable options, alongside modern hotel and office facilities.
The Scale of Planned Development
Development activity is concentrated across several high-profile sites. In the city's East End, the $900 million City East precinct is set to bring over 700 apartments to the area across four towers reaching up to 39 storeys, according to Source 1. This project includes a commitment to 200 affordable housing units. Meanwhile, in the western part of the city, the former Franklin Street bus terminal is being transformed into the 'Tapangka' twin-tower complex. This project will provide 392 apartments, with 35% of these-at least 137 units-allocated as affordable housing, as noted by Source 2. Completion of the Tapangka complex is scheduled for 2029.
Mixed-Use Projects and Economic Infrastructure
Major investment is also shaping the commercial and public space sectors. The $500 million Market Square redevelopment, located around Gouger and Grote streets, is expected to finish later in 2026. This precinct integrates retail, office space, a hotel, and new apartments, all centred around an expanded Central Market. Additionally, Walker Corp’s $1 billion project situated behind the old Parliament House is contributing to the city’s commercial capacity, featuring 40,000sq m of premium office space and a 5,000sq m city square, per Source 5.
Future Outlook for the CBD Square Mile
The cumulative impact of these works is substantial. Across the CBD square mile, 40 approved building projects are currently prepared to break ground, according to Source 4. These developments are projected to add more than 1,800 apartments and 300 student accommodation units to the inner city. Furthermore, the pipeline includes 13 new hotels that will provide over 2,700 rooms, building upon the $1.33 billion in investment already under active construction. Residents and stakeholders can anticipate a period of sustained activity as these projects progress toward their respective completion dates, with the city's infrastructure evolving to accommodate the planned influx of new housing and commercial facilities.
