$9 Billion Projects Transform Adelaide CBD Into Major Employment Hub
Developments on North Terrace, King William Street and nearby blocks target jobs, student housing and a push toward 50,000 central residents by 2036.

More than $9 billion in developments are planned, approved or already under construction across Adelaide CBD, according to a June 2026 overview published by Adelaide Economic Development Agency.
The scale of activity arrives as the city seeks to expand its innovation districts and visitor accommodation while adding residential apartments that support the 50,000-resident target.
Key sites advancing now
Under-construction projects include the 27-storey Arcadia and Hilton Adelaide East End buildings, the 38-storey Festival Tower Two on King William Road, the 37-storey Keystone Tower at 254 North Terrace, and the 39-storey Market Square. The Adelaide Women’s and Children’s Hospital redevelopment is listed at $3.2 billion and 10 storeys, while the 23-storey Little National Hotel at 100 North Terrace carries a $62 million price tag.
Approved proposals feature the 30-storey tower at 88 North Terrace valued at $350 million, the Australia Post site redevelopment on Grote Street at $1.25 billion, and the 35-storey building at 60 Pulteney Street priced at $100 million. Further schemes at 154 Angas Street, 82 Currie Street and 399 King William Street remain in the approved category without published values.
Housing, jobs and visitor growth
Investments at Lot Fourteen and BioMed City are described as drivers of employment in space, data, health and medical sciences. Hundreds of new hotel rooms are expected to support the visitor economy, while student accommodation projects such as the planned Journal Student Living at 274-275 North Terrace, valued at $450 million, address rising demand.
